When will the community be ready for handover?
The community will be ready for handover by June 2031.
Can I build a swimming pool?
Each villa includes a designated space and provision for a swimming pool, giving you the flexibility to add a pool that suits your preferences, subject to the applicable community guidelines and approval requirements.
Are the villas on the waterfront?
The villas are not directly on the waterfront. Waterfront promenades are within walking distance of every home, giving residents easy access to the island's waterfront lifestyle and amenities.
Can the property be resold before handover?
The villa may be resold prior to handover, provided at least 20% of the total purchase price has been paid and all applicable project requirements and guidelines are met.
Is the community gated and secure?
Wadeem Gardens is a secure, gated community with 24-hour security.
Can all nationalities buy?
The villas are available to buyers of all nationalities and are offered on a freehold basis, with full ownership rights.
How do the payment plans work?
There are two. Paying without finance you settle 45% during the build and 55% on handover: 5% down in October 2026, then 5% at months 8, 14 and 20, 10% at month 36, 10% at month 48, 5% at month 54 and the balance in June 2031. Paying with finance you cover 25% yourself and an approved off-plan mortgage carries 75%. UAE Nationals receive a 5% rebate from Modon, non-transferable. Subject to terms.
Can I finance the purchase?
Yes. Under the financed plan an approved off-plan mortgage covers 75% of the price, released as 20% in October 2028 and 55% on handover in June 2031, leaving you 25% in cash instalments. Approval, eligibility and terms are set by the lender. Enquire and we will send the financing options alongside the full schedule.
